Planning Permission granted to dwellinghouse into a HMO (change of use from C3 to C4) in Wembley, LB Brent

We applied for planning permission for the conversion of a dwellinghouse (C3) to a small HMO (C4) in Wembley. This area of the London Borough of Brent has had an Article 4 Direction enforced to control conversions of homes to small HMOs in place since November 2022, removing permitted development rights and making planning permission necessary for such changes.

Detailed discussions were had with the client team to ensure the designs were progressed to ensure that the proposed HMO met all of the required space and amenity standards for future occupants. Through demonstrating the suitability of the property as an HMO, in this highly accessible location, the local authority granted permission for the proposal in August.
