What is a Lawful Development Certificate?

A Lawful Development Certificate proves that your development or change of use was lawful at the time of the change. These are particularly useful and necessary when policies change, such as LPAs taking away permitted development rights through article 4 directions. Or ensuring that previous planning permission was undertaken in the time granted by its permission.

Article 4 Directions

Article 4 Directions are mechanisms for local planning authorities to revoke certain national permitted development rights. These vary from each borough, but often cover properties in conservation areas as well as small alterations such as basements or extensions and change of use.
