Situated directly south of the London Borough of Merton and west of Croydon, and being on the outer edge of London as a whole, the London Borough of Sutton is very much suburban in character. In fact, estate agents are more likely to describe Sutton as a sequence of villages, rather than as somewhere that feels like a part of the much larger London metropolis, although Sutton is still well-connected with central London.
In particular, Sutton benefits from excellent north to south rail connections courtesy of the Sutton loop, which forms part of the Thames link network, connecting with the rest of London via Blackfriars and St Pancras. Regular commuter services are also available into London Victoria, with other parts of London being accessible via Farringdon, Wimbledon, Balham or Elephant and Castle. Some commuters also prefer to use local bus services to access major stations in neighbouring Croydon, especially East Croydon.
Given its suburban nature and location on the edge of London, Sutton is perhaps unsurprisingly one of five London boroughs which do not have direct access to the underground, although easy connections are available via a range of different overground stations.
In terms of planning, perhaps one of the most interesting developments in Sutton in recent times has been the BedZED low-impact housing development in Beddington, which has won numerous architectural and environmental awards
